St. John Studio Salon

St. John Studio Salon is a space for independent licensed professionals to rent their own room or chair rather than an in-house salon with staff. It has three private rooms, each about 14 to 18 feet square with a lockable sliding barn door, and three chair stations, each with a mirror and storage. Two of the chairs have shampoo bowls.

Private rooms rent for $200 per week and chair stations for $150 per week. Rent is flat, so renters keep what they earn from their services. The first two weeks are free, with weekly rent starting in week three, and rent is due on Fridays. A $100 deposit is paid at signing and is either refunded or applied to rent after the free period. The minimum stay is three months, followed by two weeks' notice to leave.

Rent covers Wi-Fi, utilities including power, water and climate control, storage, laundry, parking, backbar product and cleaning of shared spaces. Parking on site is free for renters and their clients. Renters get 24/7 access with their own key. Salon hours are Tuesday through Saturday, 10 AM to 6 PM.

Applicants send in their Tennessee license and proof of insurance, sign the rental agreement, and pay a deposit. Tours can be arranged online, by text, or by calling (615) 617-9648. Every renter needs a Tennessee license that is current, issued by the State Board of Cosmetology and Barber Examiners, covering each service they offer, and the salon checks that license on verify.tn.gov before approving anyone. Renters must hold their own booth-renter liability coverage, naming the salon as an additional insured, with limits of at least $1,000,000 per occurrence and $2,000,000 per year. Such policies are available from around $10 a month. While working, renters display their license at their station or room and wear an ID tag.

Renters work independently from a flat weekly rent, with no commission taken on their services.
