BayCo Salon Suites

BayCo Salon Suites is built around giving salon professionals the chance to become entrepreneurs and business owners. Rather than working for someone else's salon, tenants rent a private suite and run their own services from it, while the building takes care of facility management, maintenance and shared overhead.

There are nine private suites, each about 10 by 10 feet with a lock. Every suite comes with a new adjustable salon chair, a professional shampoo wash bowl, a styling chair and a product and storage display case. Tenants may decorate their suite and paint or wallpaper one feature wall. Rent runs from $1,000 to $1,200 per month, with a one-year minimum lease.

Rent covers WiFi and utilities, use of a washer and dryer, and a breakroom with a fridge, dishwasher and microwave. Parking is free, and common areas and restrooms are cleaned every two weeks. The building has a furnished lobby, a relaxing lounge, a contemporary kitchen, a private rear entrance and a comfortable waiting room, and it is fully ADA accessible.

Security is part of the setup: the exterior and parking lot are well lit, cameras cover the inside and outside of the building, each suite has a locked door, and the private rear door uses a security access system for tenants. The building has an integrated sprinkler system and sits about a quarter mile from the Fredericksburg Police Department. The site says it is convenient for clients coming from downtown Fredericksburg, Stafford, Spotsylvania, King George, Caroline County and nearby areas. The business handles the building side of things, including facility management, maintenance and shared overhead, so tenants can focus on their own services.
