1 Salon Studios works as a studio building rather than a salon with staff. Its owners are beauty professionals who rent a private room to run their own business, and they keep the income from their own services and product sales. Locations are in Bowie, Glenndale and Lanham, Maryland.
Studios come in small, large and double sizes. A small studio has one backwash shampoo bowl, one styling station, one dryer and storage. A large studio adds a second styling station and a free-standing dryer, and a double studio has two styling stations and two dryers. Every studio arrives move-in ready with furniture, a high-end hydraulic styling chair, and cabinet and drawer storage, and owners can customize the lighting, paint color or texture, furniture and mirrors.
Leasing is flexible. Standard leases are weekly, with terms of one to five years, and a no-annual-commitment option is listed. Co-styling lets two stylists share the weekly cost of a small, large or double studio. Daily leasing runs for one to three days, or the same days across several weeks. The home page example shows weekly rent of $250.
Each studio is private and secure, with 24/7 keyless access, insulated walls, LED and natural light, high-speed Wi-Fi and streaming, and central air and heat that can be adjusted in each room. Utilities for water, gas and electric are included. Clients can be given building access by video display from the studio. A dedicated studio manager, on-site maintenance staff and towel service are provided. Shared spaces include private breakrooms, laundry rooms with multiple washers and dryers, and hot water on every floor. Some locations have a café, and parking is well lit and covered by 24-hour surveillance. The building is ADA compliant.
Owners receive training on new products, trends and techniques, social media marketing, business management and wealth management. Each owner also gets a business web page on the company site with a bio, portfolio, hours, social media and appointment links. The business describes its mission as a calm, one-stop place where clients can book all their beauty services.
Studio owners lease directly from the building owner, with no sublease middleman. The business says this lets owners control rent increases and keep customer prices competitive.
The business describes a calm setting with private studios and a lobby, hallways and restrooms it calls luxurious.
